A legal guide to selling your property in Colombia without complications
FincaHouse Legal Team · May 15, 2026
Selling real estate in Colombia involves a series of legal steps that, when handled well, protect both the seller and the buyer. Knowing them in advance avoids surprises and speeds up the closing.
Documents you need
The public deed (escritura pública), a recent certificado de tradición y libertad (title certificate), proof that property tax and, if applicable, HOA fees are paid up (paz y salvo), and a certificate of no encumbrances. Having everything up to date from the start speeds up any negotiation.
90% of delays in a sale aren't caused by the buyer: they're documents that weren't ready.
The brokerage agreement
When you sell with FincaHouse, you sign a brokerage agreement (mandato) that formalizes the representation and the 3% commission, payable only at closing. It is transparent, recorded with date and signature, and supports you throughout the process.
